Section 13 Special Area Plan

Section 13 Special Area Plan (RKK) consist of the 259.20 acres of the entire industrial area of Section 13, Petaling Jaya. The objective of the development is to enhance the physical environment and  transform Section 13 into a commercial hub that provide a high service level. The development concept of RKK are :-
LIVE – residential development to complement the industrial park
WORK – office building, services activity and manufacturing industry that offer an attractive and conducive work environment as well as provide adequate traffic and parking facilities.
LEARN – development of institutions that encourage R&D, art and creative field.
PLAY – residential and office development fully equipped with recreational amenities, attractive landscape and other public facilities such as food court, children’s care centre and others
 
Economy development strategy via development impetus such as :-

  2. Encourage low, medium and high density mixed development based on sites’ suitability.
  3. Market based local business and industry (limited commercial)
The proposed mixed re-development for Section 13 are divided into 2 categories-

  • 60% office : 30% residential : 10% commercial
  • Plot ratio :
    • 1:3.25 (< 5 acres)
    • 1:3.5 (area between 5-15 acres)
    • 1:3.75 (> 15 acres)
  1. Limited Commercial
  • Limited commercial (industry) – 50% warehouse : 30% office : 10%sales office / showroom
  • Plot ratio 1: 2.75
  • Limited commercial (commercial) – 95% office : 5% business and employees facilities
  • Plot ratio 1:3
